Keep all of your money liquid, and flip contracts until you have more capital built up to buy something really great free and clear that will make a decent true residual income for you.

My general investing strategy is to "clip off" the land's surplus transferable development rights for later sale to urban mixed-use mid-rise developers who need them and then flip the residual land, also at a tidy profit, on seller note terms.

It is not a one-time transaction with residual checks coming your way the rest of your life.

Probably residual..there were a lot of foreclosures the banks held back..One house in my market sitting last 2 yrs..cut grass, etc...

Build residual income and find a source for transactional income.

If you're in rentals, once you've acutally got hold of them, they keep providing residual income with only a little bit work, whereas Flipping is for the quick buck.

The ultimate goal is rehab 12 properties a year until i can roll money into investment property such as an apartment building for residual income down the road.Thanks again!
