One of the big reasons I even got into REI is because the guys I accidentally met were huge on customer service and never gave me only one-liners.

At a certain point I started getting press coverage, and people who read articles in the newspaper were contacting me and eventually investing.

Nothing pressing about the repairs but it cleans the place up and my tenants are happy their landlord is doing something, as are the neighbors : )  Appreciation smells and spells like speculation to me.

You can also refer leads you get to a Realtor when the there is not enough equity, or the lead does not want to sell at a discount and has time to list it (ie. not pressed to close fast for cash).

If they become too problematic, I press hard for payoff.
