They look great at a glance but you have no idea what's beneath the surface.

As I'm living abroad right now, I'm just using the surface data available to put my mind to work. 

If any odor/urine lingers in surfaces, any coating/painting/repairing work you do may only mask the odor ...temporarily.I'v already replaced all flooring with porcelain tile ( on slab that was probably not cleaned good enough), Kilz ceilings and wall surfaces, replaced windows and all base boards and odor still lingers. 

We got it for $32,000 then had our guys strip it to the studs (it was surface mold & grime).

I do attend classes a couple of times a year - my rule of thumb is that the cheaper the course (0-$99) the more they are a pitch for something else; and you will only scratch the surface of the topic (teaser).

I know that I've only scratched the surface here, but this niche is definitely worth pursuing due to the fact that it IS real estate investing, but with less headaches (tenants, toilets) and easier scalability.  

Hundreds of these would barely scratch the surface of the market demand.
