If we were to not procure a replacement property by the 180 day mark in June 2018, there would be capital gains owing.

If you can still procure guidance lines or bank money at low interest rates by stuffing your cash in a project you may be better off using more of your own money.  

I currently work in procurement for a major company here, and am looking at real estate investment as a vehicle to help move us closer to financial independence.

IE: we have a competitor that advertises they charge $50 per month flat fee for each rental with no up front "leasing fee" for tenant procurement.

It's easier when you have capital (job) coming in as it is also one of your greatest assets and the easiest way to procure loans.

I want to start rehabbing homes, I thought the safest way would be to start an llc, procure the funds do the rehab then sell to myself at ARV, since we're also in the market for a house and pre-approved through a lender.
