They can help you see where you missed the mark and that will help you screen deals to find the right ones.It sounds like you have skills that can work to support a JV deal.

Have a very tight screening process, like we do, and it will be difficult for these professional tenants to get in.

The contractor who put in the floors is not following up on phone calls or promises to review the work he did and see if something was done wrong.

First, the best thing you can do is improve your screening process.

If each building belonged to a different owner, the only thing that they would have to collaborate on is, obviously, the courtyard (gardening, each side has it's own sprinkler system) , the intercom (about $120/month for the phone line), and the parking area (needs resurfacing).  

One reason I’ve brought this up is I’m getting more and more phone calls asking for help because their plan was to refi and they can’t. 

Try calling from a different phone if they aren't picking up when you call. 

I can pretty easily find good tenants and screen them myself.
