It's a **** to obtain but it's probably your best shot at <20% down along with rehab funds rolled into a loanNo one's mentioned this but you could also partner up with an investor who brings the downpayment while you PG the financing with rehab for the remainder through a local bank/credit union/broker.

If metered in PG or Moco County which is the DC area its governed by a company that will dosconnect if you dont pay your bill after 4 to 5 months.

PG meaning property guarantee?

Currently we have six conventional mortgage slots taken, so we are hoping to add a new property each year for the next four years and then our primary should be paid off giving us another slot. 

Often you have an experienced flipper (other other REI) that partners with several different people that provide the PG and creditworthiness to get loans, and also usually the down payment and closing costs.

So you want to setup 1 or 2 time slots and tell everyone who's responded to your ads to come to 1 or the other.Once you start taking applications make sure you run a complete background check.

PG county MD is expensive when it comes to property taxes.
