At move in, I give them shovels, rakes, a sink and toilet plunger and one bag of snow salt a year.In addition they receive an automated text of the 1st reminding them of to pay their rent by the 4th and to let me know if they have any maintenance issues.Most months, I rarely have to do anything except the occasional drive by of the property (or inspection)and get the occasional maintenance text.

My interests at this point are buy and hold (rentals) with the occasional renovation and flip. 

I rent to some college kids, and occasionally have the parents as "personal guarantors" on the lease. 

Just looking for someone who has occasional minor maintenance needs and is willing to trade a little bit of info.

On the flip side, realize that an occasional bad review can simply be the result of someone's personal inexperience, or a personal vendetta.

I have 3k saved up for an engagement ring, as well as 3k saved up as an emergency fund, and 2k that I use for "business" things, like flipping cameras which I do and make decent money doing that occasionally!

I now come across the occasional deal and while I am not able to act on them myself, I pass them off to the investors, contractors and realtors I know.

Occasionally, the house is in such disrepair that no one in the family wants it and they will dump it at a discount just to get rid of the burden.
