Your only expenses are typically taxes insurance minor maintenance and maybe a little utility cost if you have a ticketed parking machine, gates , elevators etc.You can find these deals through brokerage firm’s in the areas you are interested in as well as loop net, CREXI, craigslist and driving for dollars.

As I was locking up the gate a home owner across the street came chasing his dog down.So I sat there talking to him about how long he'd been living there.

My work with a few real estate businessmen inspired a few business ideas, one of which is about to come out of the gates as my first shot at entrepreneurship.

Should I transfer this home in to my name initially or should I just create an LLC out of the gate and transfer title directly to LLC?

@Will Gaston the property is a SFH located right out the back gate of fort Jackson area fairly close to the Whole Foods.the property is worth 120-130 and I purchased it for 84k

@Matt Engle will need to understand the securities laws regulating syndication and an SEC attorney will need to prepare the proper documents.That was good insight, but not likely a beginner could figure that out coming out of the gate. 

It doesn't hurt that MSP is a Delta hub (much like Logan), and is a relatively easy 2 hour and 45 minute flight, gate to gate.  

First thing out of the gate is a geo tech report.. give that to a civil then they design structure then give to architect to design the home.. who knows how much it could cost.. even on flat ground ..

Which ya, is a perk, because i'm building my equity with other people's money, but at the same time, it'd be nice to be cashflowing right out the gate. ha. even if it's just $100.
