I have come to the realization at least for me.. is they just give you the plans and if they are not kicked back fine they dont have to do anything else if they are they will address it at that time.. thereby costing us time and money.

For me the answer was, it's more work than I want to handle with little children and I'm not outperforming S&P 500 well enough to be worth the effort.Side point, if you are going for cash flow, you are eventually move to paid off properties so you are managing 20-30 not the 130 other people are quoting you.

These referral services have you add property info, photos, etc. but then send your info to the listing agent who does the work (and gets paid by the referral service).Here's the catch: The actual listing agent is going to need to send you the real listing input form for your local MLS.
