That's confusing to me since the lease option strategy has worked out well for us and several of our tenants.

A contractor who promises all 3 (cheap, good quality and fast) will either be out of business or is simply blowing smoke.

I would be more concerned about the brother in law potentially moving out mid-lease and leaving the couple.
