@Christopher Kunkel If they have paid out well on some claims, the increases are most likely tied to those claims.If the claims have been small, then there are some other carriers that can beat Safeco. 

What many people don't realize is that liability insurance not only insures you for losses up to your specified policy limits, your insurance carrier also has a "duty to defend".

With my current carrier anyone who works with me will tell you that I am the most dependable and hard working person they know, always happy to learn, improve and help standardize processes.  

Other insurance carrier do not have an issue with this.

@Dave Holland I have seen the banks state something in the order of "Building limit at our rebuild estimate $428,000, unless you have another insurance carrier estimate showing a lower limit".  

@Ethan Schneider This may be oddly specific but I have typical "airline miles" card on the carrier with the (generally) cheapest flights to where my out-of-state multifamily properties are located.

This gets you the cheapest bulk postage, but mails everyone on a particular mail carrier route.CONSUMER LIST (called by different names by different companies) gets you names and a wide variety of demographic information on the resident of each address.
