Worst case, you provide all required notice and tenant doesn't move out, putting them in holdover and possibly having to move into eviction.  

I closed on my replacement property before the 45 day window closed, much less the 180 days.TLDR:  if you’ve truly picked one of the worst markets in America and lost all your tax deferred gains.

It's one of the absolute worst parts of rental property investing of any variety.Your first step is going to be to research Texas law, and then narrow it down to the particular county and municipality this property is in.

I think the middle road of trying to do both gives you the worst outcome (tenants damaging your property, lower price because it’s no longer new construction).Best of luck whichever path you choose.

I know everyone wants to sole own every investment but it seems you have a great property and having a partner to do it with might not be the worst idea.
