Are there any other ways to find lenders at my stage in the game?

The cycle chart that describes the stages is not charting actual values during those stages.Here is what values behaved like YOY during those all those stages in one market example (SF) for multiple cycles. 

I still am in the trying to find the right guy stage of the game, I do realize with time it will come (I HOPE, LOL). 

Prior to starting to flip full time I spent a year studying and learning the aspects of flipping: how to find deals, deal analysis, making offers, the renovation process and timeline, and staging/marketing. 

My capital gains were only $42,981 after deducting improvement and selling expenses of $38,500.Total after-tax proceeds:510,000 sale price-400,000 purchase price-16,325 capital gains tax-38,500 increase to basis expenses+143,000 gift of equity from Dad=======198,175  Here are a couple of the listing photos after professional staging.

Also, please let me know if you are willing to work with new investors or if you are at the stage where you are only taking on big hitters.

My thoughts on this would be to always have a price in your head you will sell it for at each stage.
