so if I buy at a 5 cap and hold it for 5 years then my exit cap rate would start at 5.75 and then I tweak it based of specific factors of the property market and location.

We are very "active managers" meaning that we do a lot of the fixing/repairing ourselves, sometimes we do cleanings (I would say less than 5% of the time), we listen to our guests recommendations and take action, and we are constantly on the STR platforms tweaking everything, from pricing, to descriptions, to check-in/check-out process, to systems, to guest interaction.

I would try to lay out the situation as best as possible to a lawyer that specializes in commercial leases in your area that can help you build out a template that you can tweak for the different type of tenant (retail, maker, storage).Things to keep in mind are hours they are allowed in or must be open, noise/music, exact responsibilities for anything that could be considered a liability (snow removal near their entrance, tripping hazards just outside their exact space, etc), specify their insurance requirements, etc.
