I've called on listings both for lease and sale never to hear from the agent, that sometimes it may just be attributed to a lazy agent.

Although I agree with his strategy that personalizing each offer to the property your are making an offer on will help make in stand out, It can be very time consuming to contact him each time you want to make an offer (and we hope to be making many) to draft up a pre-approval.

Individuals may or may not have human aggressive traits, and this can often be attributed to whether or not the dog is spayed or neutered.

The listing website really helps to consolidate all the information you can gather about the property and allows you to package it in a way that makes your listing stand out from the countless others on zillow/trulia/etc.  

There is technically one there as advertised but when people get there and it is not there anymore they buy something else.This is "shock value" marketing to stand out and get noticed.

Whether you'll be good at it depends on your attributes.
