I don't know the condition of these units, but to bump rents several hundred dollars per month, you will need to spend some real money.Additionally, Home Depot or your plumber don't care what you are getting for rent.

Indeed, the good ones I've used tend not to have a particularly high view of their colleagues in the industry @Andrew Syrios I guess I just need to spend more time searching for a realtor that is a better fit.

They'll expect to get a "good deal" on everything and they're surprised when they end up with a trash rehab, but only wanted to spend 5k on it, when the property itself was only 15-20k...
