The deal isn't sexy and I don't think it would be a big enough financial win for a Home Depot flipper. 

Don't get caught up in the sexy money that comes from appreciation it is a cherry on top but not a stable foundation. 

It's not profitable, it's just sexy rhetoric that draws people into this idea of infinitely scalable real estate investing at any level by making people thing you don't need to continuously generate revenue to invest in high yield assets.
