Honestly just knowing the little bit of information you gave, if I was in your shoes I would (1) Get a super tight monthly household budget on paper so I was for sure saving more than spending (Saving all my rental income profit) (2) Set realistic and obtainable real estate investment & personal financial goals for the next 12 months with a game plan or road map on obtaining those, and (3) Put an awesome resume together and start searching for a higher paying W2 job.

We have a nearby Nuclear power plant on the lake above ours.

I expect travel to resume with a vengeance, much like it did earlier this year.

Over the last 10 months they have requested roughly 6 months of reduced rent by 80% or greater.Their most recent request is to have rent reduced to 80% until the shelter in place order has been lifted and they can resume working.

But if I am supplying the equipment, then suddenly I am a quasi-sponsor/promoter of the activity(ies), and I don't want that on my resume when someone drowns and the lawsuits start flying.My rental agreement is also very specific about the inherent risks associated with being near the water, that children can drown in very shallow water, they are to be supervised at all times by adults who know how to swim, and the guest holds the homeowner harmless from any and all accidents/injuries/fatalities resulting from the water.Water is serious business.
