But for a 6 month lease starting in November, December or January - I would give that consideration, since it would end just in time to be in the busy rental season, and then I could find a tenant to take it for a year.The real issue is the dogs and the potential for damage that they will cause, and whether you can recover money from this tenant to cover that damage.

Alas, we didn't recover our rent, damages and legal fees even though the court awarded in our favor, as it is nearly impossible money from a tenant who has none, especially after they move out of state.We also had a tenant abandon a property once and that required us to follow a different procedure.

@Daniel ColemanDepends upon your goals.If your investment strategy is to buy and hold for rental income, then cash out refinance to recover your initial investment would give you cash in hand to buy another cash flowing property.

Not necessarily bad accept for one specific area of south warren but appreciation is no where near what other areas are doing.Even north of 10 mile in warren is appreciating again and recovering well.In the end it really comes down to the residents of the area.
