Congrats to your for recognizing this.Per your above statement,  Both charts depict good ROI for purchases post 2012 but chart B also depicts a good return for virtually every year prior to 2006 (data not reflected on chart A).

There is NO WAY a prospective tenant can sue me for discrimination, which will not happen in my apts as I put in my own tenants.In my apts Here in Brooklyn, I have the world of all kinds of minorities and status, each of them I know very well and will stand up for my Character in Court.The diversity in my buildings are incredible and represents just about everyone.Also, because I provide them with great service and speak with them on occasions, anyone coming to my building who claims discrimination will be proven to be false as I probably already have that protected class in my building.The only commonality is that all the tenants meet a Qualification criteria of Credit, Income and other non-discriminatory criteria.BUT, I know that's not LL.

@Collin Smith In the lending world there are basically 2 types of loans for these properties - "Conforming" loans or "Portfolio" Loans.A "Conforming" loan is a loan governed by Fannie Mae and Freddie Mac (if you recognize those names).

Let me know if you have any specific tax questions.Just so you are awarePA does not follow the federal guidelines for 1031 exchanges(does't apply in your case if you are flipping but i thought i'd let you know if you were thinking of alternative exit opportunities).Also PA does not recognize NOL's at the state level for individuals.

If you want to use a HML, I suggest going to your local REIA and asking around for HML referrals - this should help you to stick with ones that have a proven track record.I suggest first striving to use a private money lender.
