I can offer money to the tenant to get them out sooner and that is definitely going to be something I'll be proposing to the tenant.

With 20 units something is “always going wrong” so I’d propose that it’s actually easier to manage.

The “SJR 60” went into effect January 1, 2018 and while we could spend all day on the language there were 3 really important changes to Texas Home Equity Laws because of this legislation passing.

I'm proposing that if the seller is willing, we get an appraisal for the market value of the property as is, and then let the owner continue to make mortgage payments while I renovate.

Randall, those are very real concerns.Don't forget rent control proposals quarterly, first come, first serve screening, ESAs dictate how we handle animals, and show cause terminations of m-m agreements.I am afraid some of these policies will drift up or down the coast or East over the hill to us. 

There is no extensive marketing campaign or advertising needed:  broker I bought through a couple of years ago has approached me to sell to an interested buyer she has identified and she is proposing 6%.
