People are expecting Amazon to drop a pot of gold South of the city and they are basing prices off of that. 

Now that Michigan has voted in favor of recreational use for pot, how do you see it affecting real estate in Detroit especially?

@Stanley Bronstein, @Richard Sherman, isn't there an old fable about a client,  a CPA, a realtor, and an attorney in a car when it hits a pot hole? 

Multimillionaires die every day after they forget how to breathe, sagging off the pot.

Why are you going elsewhere looking for your pot of gold?

You are far better off investing with groups that have a deeply experienced bench and a realistic underwriting approach versus the one projecting the highest IRR or multiple.

I worry that if I hold on to them for 10-20 years, they may literally fall apart and then I am just left with a big mess and a pot of land.Has anyone had experience with buy and hold investing of manufactured homes? 

Secondly, I am having trouble wrapping my head around the kind of returns that will be gained from so many hands in the pot. 

Aside from the pots of gold, what do you generally look for when seeking a property to approach? 

Building permits, utilities, insurance, interest, dumpsters, porta pot, - it all varies with the project.
