I had an employee that did nothing but follow all the NOD s in my market POrtlandia .. it was a full time job.. taking down the postponements.. the BKs  the removals .. then popping back up.its a job really.. its virtually impossible to just hone in on one or two props.. you will get frustrated real fast..

I would only add, that references should be 2-3 title companies that the lender has done closed with in the past month.Confirm closing was in the name of the lender.Ask if closing was postponed due to the lender.Ask if any last minute changes were made in favor of the lender (points, interest etc).I haven't personally done this, but I think it is what I would recommend to any borrowers requesting a reference from any HML.

I wish we would have better repair costs estimates going into it so we could have applied for a construction loan upfront, but everything moved so fast at the beginning and by time we had some better estimates, we didn't want to have to postpone closing again and have the seller looking for ways to get out of the deal :-/  So in addition to our extra capital, now we are looking for other ways to finance repairs
