Many CPAs do not understand this pitfall, so it's important to connect and invest in quality services. 

And how would a lease and ROFR avoid those pitfalls?

We're encouraged, rightly I think, to get out there, do something, make mistakes, learn, and BECOME investors, but there is SO much that we don't know, and there are so many potential pitfalls, that many of us just never get started.

I did not do that when I first started buying investment homes and it was a HUGE mistake so if I can help someone with some advice to avoid the pitfalls I fell into I am glad to do that.
