I'm sure that I wouldn't have found out for several years because the toughness of the EPDM material would have masked the underlying problems for a long time.I took a hundred digital photos of the tear off, the problems found, and all of the new sheathing being installed.

I got a message from one of them saying that they need to get out of the lease asap - their partner has a temper and has caused damage to the unit, the tenant also sent photos of a hole in the wall, damaged door and trim, and something thrown in the kitchen staining the kitchen cabinets.

On 11-6-2017 when the property had been assigned to myself I contacted tenants to schedule annual inspection, I was told it would need to be done at a later date due to their schedules.I received call from painting contractor who was reviewed cabinet photos, Silverstar would not bid on sanding & staining cabinets since the dye lot would not match, they are showing normal signs of aging.

We ran all the numbers and decided the 5% down with some left over for the value add on the 3br 2ba unit was the most profitable option.Will share some photos once the rehab is done!

I will try to post a photo here in case anyone else is lucky enough to get a renter that abuses nitrous oxide all day long. :)   Because they are so small, it would be hard to tell if any of them are still full - unlikely but still a risk.
