Ill take a look into Midwest corporate credit, i think they charge a upfront 8% fee and the loans are short term with a PG so if you have any delays in the acquisition or rehab phase you could be in trouble, but ill look into them further. 

However, if you sign as a manager of a LLC then it can possibly not count and may free up your financed properties count against your total 10 fannie/freddie loans assuming you dont have a PG (personal guarantee) elsewhere (usually a separate 2 page doc).

@Mayank Saxena  you can do much better in terms of cash flow just across the river in PG county or in Baltimore.

If you make a promotion list in the guard, you can't get promoted until you find an open position that's slotted for that rank.

In Oregon most will use LLC with a PG.

PG county, Northern VA, and Southern MD are nice areas.
