Combine those facts and it seems logical families will opt to continue renting in the city longer in lieu of perhaps buying a starter home and they grow out of the apartment style housing units.

You seem like a seasoned investor, but many folks hold the properties all in their own name and while you can do an LLC transfer, being able to "wipe" your portfolio and start a new as a smarter investor then when you started is really nice if you can do it in a tax efficient way

This is definitely a nice tool to have if you want to use it to buy a new property in all cash, but keep in mind that you'll need some type of takeout loan after the purchase to payoff the Heloc.
