Definitely has to run as a business and not a life consuming suck (learned that early).

Market research is very time consuming.

I checked the Better Business Bureau for complaints, I checked the NJ State Attorney General consumer division to ensure he was licensed, I checked every reference he gave by visiting sites and speaking with the homeowners.

I haven't stopped consuming everything I can get my hands on pertaining to Real Estate Investing since.

Also, is there cheaper money out there since the amount we'd be seeking (75k) is within the realm of some consumer loans? 

I want to get my financing within an LLC and it’s very difficult to find a reasonable interest rate.I have worked 25 years to build a modest net worth and will not risk losing it in a frivolous lawsuit by not having the proper legal entity in place that only costs a couple $100 to create and protect my life’s work.People who advise that an insurance policy alone is enough are not necessarily correct in my opinion.

Also I don't want to have to keep up with several spreadsheets and files, it's become way too time consuming. 

Power is being generated and sold to the utility but little is being consumed in an empty property.

It can be time consuming which often is the reason someone will pay a title company for the info.
