The population migration here should keep MF strong for at least the next few years IMO.    

Many of the major banks are now offering 3% down loans for owner-occupants with high credit ratings, and the 60k of debt shouldn't affect your DTI too much.Do be careful in NYC, though; it's expensive, and I occasionally see articles about how there's a net migration out of the city right now.Anyway, just some alternate ideas if you're in a hurry to maximize your returns.Regards,Jacob

It's only a few, but they represent about $10 million in real estate coming to my small town of 9000, so I have to imagine there are many others like them moving all over the country just like this "migration" we're experiencing right now. 

With the debts now extinguished, I migrated to business brokering, covering Maine, New Hampshire and Vermont. 

But, do you realize that TX also has good size migration OUT of the state?
