I have talked with a mentor but have not had great results with him responding.

Andrea,, I would suggest you find a very good HML and let them place your first deals.. your knowledge base based on your questions dictates you should have some mentoring first then try your own.

I am looking for a mentor or someone to get advice from in the DMV area.

I am a tad late to this conversation but as an experienced investor, I wanted to touch on several comments in this thread, I will do my best to remember them all.Build your team first (of course this comes after educating yourself on the specific strategy you intend to do with books, BP, mentor, RE group meet ups, etc).

I started investing with a mentor 10 acres and after a few years of buying more 10 acres I would go down to county records and look my name up to see my name on all the parcels that I owned I was so proud.

I have been blessed that over 30 years ago I was introduced to my mentor and he taught me the land business.
