It seems like outside of medical workers and grocery/supply chain workers, everyone is going to be hit by this somehow, financially or physically. 

Im just not sure about the medical cost, so hopefully everyone hunkers down and helps us get to the other side quicker!  

Medical, emergency services, law enforcement, prison guards, most govt. employees, military, etc.

It's not always exciting but in challenging times medical, military and insurance housing is still going strong. 

Nurses and medical personnel and grocery in pharmaceutical and other essential type jobs are probably much safer.

I myself am anticipating 100% non-payment on my rentals.More food for thought: Looking into past pandemics such as the 1886 Small Pox, it wasn't the first wave (the one we are currently in) that was the largest problem....it was the second wave that crushes the medical systems.

I have a potential tenant who is a psychotherapist for medical professionals.

Plumbing is the unspoken frontline of the medical industry, we used to have cholera and other outbreaks all the time before sewers and drinking water were kept from cross contamination. 

At the same time, I can definitely see in some submarkets in my area where I would ABSOLUTELY do replacement since investing a lot there would likely be beneficial (Midtown/Medical District and anything in historic areas for instance).

Personally, I can work with applicants who have low credit (especially if it’s from medical bills and not something like credit cards which to me is more indicative of poor spending habits).
