My investments are all long term, so I have no plans to sell (or buy) in the next couple of years. 

We audit several different areas a couple of times a year but we have a pretty tight system in place.

The biggest ways IMO are MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission).Commission savings adds up fast when you're doing multiple deals a year.That being said, there is cost to having a license so if you're only doing a couple deals a year then it might not make as much sense.

I haven't bought a 2-4 unit with the VA loan yet (been living in expensive markets lately) but I will as soon as I exit the military in the next couple of years!

I think I might have started this thread a couple of years back and am in VB as well, so interested to see if its getting any footing.Sounds like some have had success with it, so I guess I gotta get back on the hunt for them.

Meetups + books + podcasts are the way to go, but meetups are the most crucial to your confidence level and to know people like you do this every day.I agree with @Nathan Gesner on the heads up, when you say you are new and want help, everyone has a pitch, that's why meetups are so good - most have no pitch, just networking, unless it's run by a hard money lender.I have a couple friends who invest in the Lehigh Valley that I can connect you with when the time comes.
