When investing in any type of real estate in the U.S. as a Canadian, the entities that you set up are so important from the perspective of avoiding double taxation and legal liability.

I I own a lot that is zoned a legal triplex.I am selling I do have a buyer who wants to buy the first floor unit.

Just get legal help next time. 

You technically need to be registered in the state where you will be utilizing the legal system.

Someone questions my integrity on Bigger Pockets and I get legals to "pepper" them with letters?

Part of the reason for this is that this past year was a tough year for my Dad, as he lost his father, and there was an unfortunate legal battle (which has since calmed down), with an unfortunately uncommunicative sibling in charge of the estate. 

Of course, we all have standards that are legal.

The issue with any of these is you’ll invariably get complaints that ‘the neighbor takes long showers and I don’t want to pay for his go water)... blah blah blah. :)

I am interested in pursuing the legal structure of creating a land trust that owns the investment property and the land trust is within a WY LLC.I have spoken to NCH, but I was wondering if any of you have recommendations of other companies that can help setup this structure for houses outside of WY.Thanks in advance**I am NOT looking for comments on why this is useless, unnecessary etc.
