One of the Biggest Challenges I see for All Real Estate Investing Education Companies out there are Students not being able to take action which resorts to blame and failure.

You could make exterior improvements while it is rented.  

Spoke to a HVAC contractor saying about 7k for HVAC work and 1K for electrician work total 8k but overall may improve tenant experience and maintenance charges to me but bit more price to put upfront

Another thing to do is to take that extra cash flow and put it into cap ex that improves the value of the property.
