Hello everyone, I've made the misake of working mostly for cash at my job so my taxes are horrible.

I'm horrible at admin crap and that would drive me nuts if I had to have separate accounts for every property. 

I certainly would need enough for a down payment + a slush fund if you will for the fix up, + another pot of money in case something were to go horribly wrong.

In your shoes, I'm selling because the ROI is horrible and more importantly, being in business with family sucks.
