Never say never, real estate is forgiving if you can hang on and if your time horizon is long enough.I have heard of builders increasing the cost and asking buyer to pay more at delivery, but it depends on your contract. 

We're willing to extend, but want to make sure that we're out of the property within our planned investment horizon and with minimal risk of payments stopping and having to FC. 

At this point the question of what brokerage to work for is on the horizon...

People with short horizons are the ones that may have a legitimate reason to feel the sky may fall (i.e. flippers)Otherwise, for the buy and hold investor concerns about a crash are risks for buying at a peak rather than the ensuing trough that would be more optimal.

But with recession gloom on the horizon, I've realized that I need to step up my DD and get more involved.

I'm not sure what your time horizon is, but I rented out my first house 10 years ago and have 8 now and am happy with my progress.

Because I live in a popular market I still don't see deep discounts on the horizon anytime soon so I am currently trying to figure out what my bare minimum requirements are for a long-term hold.
