I think $65,000 a door is pricey for multifamily.I'm buying stuff for $25,000 a door and with rehab $35,000 - $40,000 per door.Thanks  Wow 35-40 would be great.

Paint everything room the same colour and never let tenants do any painting (put that in your lease along with all the other stuff they are not allowed to do).

Dont like the complexity and stress of fidning stuff in 180 days, the potential to get a bad deal sounds worse than having to pay 50k.
