The cost is built in somewhere to what they are doing.We get landlords offering free rent here for 1 year.The rent isn't free on commercial as they then have year 2 at a higher than normal rate to recover some of the lost rent and then built in escalations that are higher and more frequent than normal.Never get sucked in by a gimmick.I tell all my clients to be slow and methodical in doing a deal to avoid "knee jerk" reactions.It takes a long time to make money and a small amount of time to lose it.You also have to watch out for if they are in pre-foreclosure or not.They could be trying to collect an upfront payment with free rent and then walk.

The bulbs go out frequently, the covers get dirty with bugs etc., and the ballast contacts start to crack and go bad where the lights go in.If you are going to stay there awhile I would definitely spend more money on LED lights or similar that have a very long shelf life and pretty much zero maintenance.You want to grow your business and sales and not have to take time away to deal with building space issues down the road.

A good friend is a major tax lien buyer and we converse frequently, I occassionally buy in on one of his deals or buy property from him.Also I buy (and have bought) a good bit of junk real estate and property tax issues and how to deal with them are frequently part of the deal.Glad to help if I can.

We ended up spending WAY more time than expected and our income per hour was pitiful.It seems to me that the majority of people who sign up for a program like this are the type of people (frequently, not always) who want it all handed to them without doing the work themselves.
