I am located on the Naperville / Aurora border which is roughly 35 miles straight west outside of Chicago.

I'm sure most people can understand what I'm saying, even if my phrasing is formal.

I went to school back in 2009 and became a certified computer repair technician in hopes of using it as a stepping stone to go back to school and formally get the education I didn't get because I didn't see the value of school then.  

But we can go right over the border into WA and no licensed required.

The more a tenant resists courtesy notices, the more formal I get in my communication with them - to the point where I'm citing conditions of their contract with each request (e.g., "Pursuant to section 10.3(a) of your rental contract, you are hereby given the required 24 hours notice that remediation of a window leak will commence on the premises by Acme Construction, LLC.  

It's not in the ghetto but its encroaching the border.

I also felt it adds a bit of formality that landlord is a business other than an individual.The downsides of LLC:  1. in CT, it is 250$ per year for business tax; 2. 

Shortly before embargo was lifted, but prior to it being formally announced.

Other people on this post made great points of true potential pitfalls that could be damaging, so if you will rent to her have her sign a formal enforceable lease like @Elizabeth Colegrove suggested and let her know that this is what all [responsible] landlords will do. 

@Sebastian Konior commented, yes there are some areas of Milwaukee that are a little riskier than others and where the $4k - $5k multi-families are located they are in the D neighborhoods, however there are some great areas that are in the Milwaukee city limits but in B+ neighborhoods.There is a great area that borders Wauwatosa, which is a great town that is growing.
