Would using a flat fee service to get it on the MLS be discouraging? 

Hi @Andre Crabb  - I would find a newer (but not brand new) agent that you could pay a reasonable flat or hourly fee to for each property

I charge a flat fee to market the property, screen applications, get the tenant under contract, and collect the first/last/deposit.

Parking is free in the flat lot for meeting attendees.   

@Calvin Lipscomb, When I represent a Buyer (in Illinois) on a purchase of a multi flat, I generally request actual leases, profit and loss, etc. through attorney review and keep the contract contingent upon the Buyer's review and approval of the same.

How does Washington state look at low square footage, container, prefab, flat pack type housing?

I wanted a 3-2-2, around 1800sf, single story, with a fairly flat driveway (i have a boat) or extra parking, some repairs are fine, and in my price range. 

Selling for a flat 1.7 for example would incur a pretty hefty capital gains tax.
