I have raised rents on 3/4 of the units, brought an old laundry room back to life, and added storage sheds on the property for additional income.

I thought about utilizing that property for storage space.

I am building more storage units mostly for campers and boats.

Anybody have any interest in storage units in Lubbock, TX?

And for those items you’ll really never use but still struggle to get rid o,f consider getting a small offsite storage unit.2.

Only if the coffee shop is in the lobby of a moving and storage service.Not to be offensive, but I would suggest you might have better success with property management.There are lots of people who can self manage, but I always say one of the things most property managers are great at vs most individual self managers is enforcing deadlines and collecting late fees.   

The tax hit can be a lot to make up right off the bat.Personally, I have converted most of my old 401(k)s to a Self Directed IRA, and I use that to invest in multifamily and self storage syndications.

Seems like the city managers are living fat and happy with these value increases. 

In the commercial space you can boost the value by either lowering expenses or adding some other monetary value i.e. coin laundry, storage fee, parking fee etc....
