Consider things like your public schools are better than most private schools, you are adjacent to even more expensive areas, you are 15 mins away and easy drive to famous beaches, the weather is near perfect, the richest indian tribes hung out and flourished for thousands of years on those now paved streets before they were kicked out.

I did about 30 projects in those areas last year.. there is no other area of the country I have seen were you can buy a 50k rehab job.. on the same block were you can do a 260k retail exit.. and or build a new home that will sell for 300 to 450k. all on the same block and or a rental at 100 to 120k that hits 1% with INdy's famously low tax rates..
