Ani Chat PGE requiring separate metering but CA ADU requirements says otherwise

I prefer not to have multi metered main panel, for a variety of reasons (with the cost being the bigget factor), I should not be forced to have one for the attached ADU I am planning.Would like to know if I have any recourse to this separate meter-panel requirement from PGE.Thanks,An

I wouldn't say that they should be a major factor, but the more deals one has done, the lower rates many lenders are willing to offer.

It will be VERY interesting to see how these three factors influence existing home sales over the next 3 months:Seasonal slowdown (-)Mortgage rates dropping (+)Buyers potentially paying their own buy-side brokerage commissions (-)Average Number of Offers Received per SaleThe average home sold in July 2024 had 2.7 offers, down slightly from 2.9 in June 2024, and well below 3.0 in July 2023.

Those factors, plus the work needed to underwrite something like that, tend to make them trickier than say, a 90%/100% lender.The second thing is ensuring that the values that they are operating under will work with 100% financing.

You diligence needs to be trying to pull out if your operator has some competitive advantage that will let them eke out marginally more returns for you, to more than offset the additional fees you are incurring.Of course, with a 1031, the analysis is slightly harder, because you have to factor in the tax savings you are getting through your 1031, relative to taking sale proceeds as taxable and investing in a group that may have lower fees.
