Your due diligence should include the transaction where the note was originated, the property value and condition, title search with lender's coverage, past loan servicing records and verifications with the borrower, loan compliance, insurance review, taxes current, escrow account audited, basic borrower qualification issues and credit, payment history and keeping with loan covenants, note valuation, purchase agreement including proper indemnification for errors and ommissions, note endorsement properly made and filed, notices given to borrower, change of trustee appointment, servicing file set up and escrows deposited.

The Millionaire Real Estate Investor by Gary Kellor is one title you'll see endorsed more often than most.Maybe none of this is the advice you're seeking, but I believe you have to crawl before you walk, walk before you run, and run before you fly!

You can have an assignment agreement, saying you assign your interests, but don't forget to endorse the document assigned.

FCI and Allied are two that will do it (no, I have no affiliation or allegiance to either company...I neither recommend or endorse either company).

However, if included inside the 1031 Exchange then the note must some how be used toward the purchase of the replacement properties whether it is converted to cash via an out-of-pocket cash infusion on your part, sold to an investor (likely at a steep discount), or endorse/assigned to the seller.

As an REO Broker for the past 10 years, never heard it referred to aa O&E,  Quit Claim is standard with an REO, Just get an Owner Policy and you will be fine, if you are concerned, pay for a Gap Endorsement as well, I nevr do, but I abstract my own title as a back up.

There's no endorsements for things such as the ALTA 9.1, no survey (although not always required, especially if there is endorsement to cover it), no county recording fee, no courier fee, no wire fee, no tax stamps, no doc prep, no Patriot Act, theres a few more Im not thinking of right now.
