When we go back and do the rest, the cost per sq foot will come down as a living/dining room and two bedroom will not be that expensive.We are completing a deep retrofit of a student house this summer - the current project phase includes re-wiring of the entire house, new HVAC system, and turning an unfinished basement into 2-bdrms, common rm, bathroom, and laundry area {included in this is levelling the existing slab, moving a wall on the main floor, removing a chimney, new egress windows and window wells, and installing a new staircase}.

We've replaced the broken floor joists in the dining room (we found out there was a hoarder that used to live here and had so much crap in the house it snapped the floor joists) as you'll see in the second picture and we have completely gotten rid of the wall separating the living room and the kitchen as you'll see in the first picture.

I have a house up for sale right now, its a nice house built in 2001, 3200 sq ft, a former builder's model so it was built with a lot of little "extras" you don't see on every newer house like tray ceilings, inset columns and arched entries going into living rm and dining rm, nicer than usual tile, etc.

The living areas (family room, dining room, living room, and downstairs bedroom all were off those halls and they had carpet) It was great, if carpet wears out in one area, it's easily replaced without having to replace whole 2000 feet of floor space!
