Any of these situations, along with another dozen of what-ifs, can totally disrupt the result happening at sale.

Well, maybe, but another way to look at it is you will be around a lot (never good) and disrupting their lives, all for improvements they haven't asked for and didn't want to pay for necessarily.

If not Houfy, there will be some other market disrupter where sellers & buyers will connect for either no extra charges, or sellers will pay a flat, reasonable fee for fair exposure without all the bullcrap you deal with from AirBnb/VRBO. 

I would still like to see more disruption in the antiquated way agents/realtors are compensated, like the way sellers have to pay for a buyers' agent (to essentially negotiate against them) but I am so DIY, it really doesn't impact my business like most. 

I would expect a short term disruption as the market adjusts, but in the end the total housing will remain the same.

And it doesn't take many problematic STRs to disrupt a neighborhood which then results in the establishment of STR regulations. 

As time goes on and rents rise, the income becomes too good to entertain any disruptions.  

Vacation rentals are as old as time but I started with Airbnb because they disrupted the entire industry first.

This company is disrupting the hotel industry and the hotel lobby, which is very powerful, is trying to bully cities and politicians to not allow STR.We just have different opinions.
