While I'm not opposed to your idea, the popular meeting in the area is the Action Investors Network monthly meeting at the Century House in Latham. 

The bank I've have been using, is stuck in the 20th century e.g. no automatic payments, very basic online features, doesn't link to QBs.

Century is building some new townhomes near Colorado and Yale that might work depending on the HOA.

Someone who has a demonstrated pattern of bad decisions is not magically going to become the tenant of the century...

Go interview with your largest local KW, Remax, Coldwell Banker, Century 21, and any large (1000+ agent) regional brokerages.

I started with a condo in Century City in 2010.  

Look at both, evaluate them both carefully and conservatively and the correct investments will identify themselves to you.I did a property tour with a turnkey company in St Louis in 2013 or 2014 and I was very intrigued by the brick 4-plex stuff in the city built at the turn of the century. 

Definitely a concern, for example, if they didn't do much to replace century old wiring or plumbing.
