Turn key is a much lower risk alternative than assembling your own team and doing it yourself.

I have a super team that's been assembling, and I am looking to ramp up my networking and connections with investors in the area so please don't be a stranger! 

Why wait for a third party to assemble a separate offering, market it, and raise the capital when you are on a tight performance timeline with the seller?  

The guy really wanted to put up a pool... its one of those DIY above ground pools easy to assemble/disassemble.

At the lower end, I have used RTA (ready to assemble), for the mid level we used off the shelf and already-built maple cabinets from the big box stores, all the way up to handcrafted cabinets from a local craftsman at the executive rental level. 

I DID however have a great team assembled around me from the lawyers to the property management, lenders, etc.
