Most Hard money lenders are going to require 20% of cost so if you have that plus reserves then that is by far the best bet.If this Is for real and they are not just trying to get a thousand bird dogs to pay them a 795 up front fee for their inspector they probably pay 100 bucks to drive out and look at and fund very few deals ( like many mortgage scams) .. then these can be pretty nice set ups for you to gain experience and build your resume'I would also hit Mark off line he is a very experienced licensed Broker in that area and one who knows the investor side of the coin

which seems rather 'overpriced,' for an REI venture with a handful of people or less (in most instances) using the data lines and server space, etc. 

It was extremely hard to get information about properties while owners and brokers seemed a lot more careless and missed basic things.  

@Charlie Brown, I'm not super familiar with your market specifically but I think this strategy works anywhere:- Find a boutique, niche, ideally aging broker/brokerage in your market, and start adding value. 

I'm glad you were able to meet the time/points requirement to qualify for the application as well as pass your broker's exam. 

A couple of points:1) Do not listen to a commission based RE agent or mortgage broker who recommends that you spend more of your income on housing compared to what is financially responsible for you to do.

Confirm their numbers are realistic by reaching out to other investors or brokers in the area; do your homework. 

It is best feel out your broker/loan officer to see if their knowledgeable, experienced, and can communicate with you when needed most.
