I plan to keep any profits in the business for the first couple of years until I have some flips under my belt and/or making a good amount of money.

Once you get a deal or two under your belt outside financing is typically much easier to secure.

Looking to get my first deal under my belt so I can start failing my way to success.

I would minimize the mount of money I put down on the property and use that money (that was originally intended for the down payment) to rehab the house.Looks like you're in the rust belt like me so there should be plenty of houses that need rehabbed and can be purchased for 65%-75% of the ARV. 

It sounds like you have some experience under your belt already, exciting stuff!

Good luck investing the first deals are always the hardest but once you get them under your belt it’s amazing how fast it grows

I am still a newbie investor with only one deal under my belt thus far.

Having 2 deals under my belt will also make me much more 'lend-worthy' for future deals.
